Planning and Building Regulations
Building Control is a service through which the Building Regulations
are administered. The Building Regulations are made under powers
provided by the Building Act 1984, and apply in England and Wales.
The current edition of the regulations is “The Building Regulations
2000” (as amended) and the majority of building projects are
required to comply with them. They exist to ensure the health and
safety of people in and around all types of buildings (i.e. domestic,
commercial and industrial). They also provide for energy conservation,
and access to and use of buildings.
Building Control approval and completion certification is now
essential when you are selling a property.
Items requiring Building Regulations approval are as diverse as
fitting a light fitting in a controlled location in or outside a
dwelling or forming an en-suite to building a shopping centre, hotel,
parking and housing complexes.

FENSA stands for the Fenestration Self-Assessment Scheme. It has
been set up by the Glass and Glazing Federation (GGF), with Government
approval, in response to the new Building Regulations for England
and Wales.
From 1 April 2002, all replacement glazing in dwellings will come
within the scope of the Building Regulations. From then on, anyone
who installs replacement windows or doors must comply with improved
thermal performance standards.
When having their windows and doors replaced from this date homeowners
must ensure that they get a certificate form Local Authority Building
Control or have the work completed by a FENSA Registered Company.
One of the main reasons for this change to the Building Regulations
is the need to reduce energy loss.
